Before listing your home and setting a price - make sure it is ready to sell with a Pre-List inspection. This inspection will highlight any deficiencies you may need to correct before listing your home.

Pre-close (buyer)

How do I set up a home inspection?
Call us at 780-995-7962. We will be happy to set up an inspection appointment for you. Please ensure that the date and time are acceptable to the other parties involved in the purchase & sale. If you have a Realtor provide us with their info and we can confirm with them that the property will be available.
How much notice do you require?
Generally a days' notice would be sufficient
What's involved… what’s covered?
Your inspector will perform a thorough visual inspection of the major systems and components of the home including the structure, roof, interior/exterior surfaces, Attic, plumbing, heating, cooling & electrical systems. We also examine the lot grading, and for any evidence of basement dampness.

We will show you, and explain to you, the various parts of the home and answer any questions you may have. We will point out areas of concern, and offer suggestions for improvement.

We will create a detailed report, including color photos. Your report can be emailed to you within 24 hours of the inspection in an easily accessible format or a printed hard copy.

Once you receive your report, the report is your property – you can choose to share reports with friends and family, real estate agents, lenders, insurance companies and other interested parties.
What’s the point of hiring an inspector? I’ve already had a good look around the house.
Our inspections are a detailed home fitness evaluation. We spend up to 3 hours with you in an interactive process during which you learn the status of the mechanical, structural and finish components of your future property.

We have gone through rigorous training to spot and identify any defects that may be present throughout the home.

Our detailed report will distinguish between items that need to be repaired or replaced, areas that may need routine maintenance and components that may be suspect at the time of the inspection.
